Spent the whole Sunday checking out options in Dwarka. Builders like Godrej Properties ke projects dekhe. Noticed prices for 3BHK are already ₹2.5 Cr+ near where Metro Phase IV is coming. Is the UER-II ka impact already priced in, ya future mein aur appreciation milega? Confused, should I wait?

It's a tough call, yaar. Nobody has a crystal ball. If the project location is genuinely prime and the builder is reputed like Godrej, maybe it's worth the stretch. But always keep a buffer for interiors, registration, and other hidden costs. Did you check out any other builders in Dwarka, like Sobha or DLF, for comparison or better deals?
The current Delhi market sentiment is strong. Inventory is low, and demand for good quality projects, especially from reputed developers, is high. Developers know this, so they price accordingly. While some initial impact of Metro IV and UER-II might be priced in, these are long-term infrastructure developments. They will continue to drive appreciation for at least the next 5-7 years, especially for projects with good amenities and location. Anand Niketan, on the other hand, is already a premium, established area with less new supply, so price growth there is slower but steady, not as explosive as a developing hub like Dwarka.
Is anyone tracking prices in Anand Niketan? Wahan ka connectivity bhi acha hai, but rates Dwarka se kaise compare hote hain? Main toh budget mein phasa hua hoon.
My personal experience from 3 years ago: I waited for 2 years in Anand Vihar, thinking prices would cool down after the initial hype for a certain project. Big mistake! Jo property ₹1.2 Cr ki thi, woh ab ₹1.8 Cr ho gayi hai, and I missed out. Builders never really reduce prices, they just hold inventory or launch new phases at higher rates. If you like the project and can manage the finances, go for it. Waiting rarely pays off in the Delhi NCR market.
Regarding builder track record, Godrej is generally reputed, but even they have faced delays in some projects outside Delhi. My uncle also faced this in Ansal Villas with another builder – a 2-year delay! Dwarka ka future looks good, but always check RERA timelines and penalty clauses.
True that. Anand Vihar mein prices toh sky high hain. But Godrej Dwarka ke projects mein builder ka track record kaisa hai for timely possession? That's a big worry for me.

Exactly! I saw the same Godrej project. They are banking heavily on the Metro extension. But Alaknanda mein bhi prices aise hi badhe the jab Metro wahan tak pahunchi thi. History repeats itself, I guess?
