₹2.2 Cr for a 3BHK in Dwarka ya Saket — my parents think I'm crazy looking at these prices. So, I'm checking out projects by DLF and Godrej Properties. Honestly, Godrej ka carpet area thoda kam laga for the advertised super area. Is this common with them? Also, DLF ka post-possession maintenance charges ko lekar bohot sunne ko milta hai ki they are quite high. Kya yeh sach hai? Which one would you guys recommend for an end-user, considering these points?

My brother bought a 2BHK in Aram Bagh from a lesser-known builder, and has been stuck for 3 years waiting for possession. So, brand value matters, especially in this market.
Sahi keh rahe ho U3. Living experience is key. I almost went with a big name builder but then a friend suggested a smaller, local one who had a good track record in Anand Vihar. Saved a lot on hidden costs and the carpet area was much better for the price. Quality bhi achi nikli. Big builders sometimes just rely on their brand name.
Yaar, Dwarka aur Saket mein 2.2 Cr is the new normal sadly. Godrej ke saath carpet area ka issue toh hai hi. Woh super built-up area itna inflate kar dete hain ki actual living space bahut kam lagti hai. Aur DLF ka maintenance toh ek legend hai! Mera ek colleague Ansal Villas mein rehta hai, unki society mein DLF maintain kar raha hai, aur woh har saal charges badha dete hain without much improvement.
