Early bird offers rarely deliver real investor value

Budget finalised, loan pre-approved – now stuck on which sector. I'm checking Whiteland projects in Sectors 91/92. They're pushing pre-launch offers hard. Is buying early really smarter for an investor? Or do open-market prices later give better negotiation room? Builders always claim 'early bird discount' but I'm honestly not sure if it's true value.
