नमस्ते प्रोपमायना समुदाय! ग्रेटर नोएडा के Earth Towne प्रोजेक्ट पर कुछ विचार साझा कर रहा हूँ. प्रोजेक्ट 19 एकड़ में फैला है और इसकी कीमत ₹20.25 लाख से ₹56.06 लाख तक थी, औसत मूल्य ₹3750 प्रति वर्ग फुट. आरईआरए नंबर UPRERAPRJ10012 है. पर, असली बात यह है कि Earth Infrastructures Ltd द्वारा शुरू किया गया यह प्रोजेक्ट 2018 से CIRP (कॉर्पोरेट दिवाला समाधान प्रक्रिया) में है. निर्माण 2016 में ही रुक गया था और मामला अभी भी लंबित है. ऐसे में, किराए की कमाई की संभावना, किरायेदारों की मांग, या अपेक्षित किराये की उपज पर बात करना मुश्किल है. एक अधूरा प्रोजेक्ट, जिसका निर्माण कई सालों से रुका है, उसमें रहने लायक स्थिति या कोई एंड-यूज़र अनुभव नहीं हो सकता. आसपास की अन्य 'वास्तविक' प्रॉपर्टीज से इसकी तुलना करना भी ठीक नहीं होगा, क्योंकि वे तैयार हैं और तुरंत किराये पर दी जा सकती हैं. Earth Towne फिलहाल एक निवेश नहीं, बल्कि एक कानूनी उलझन जैसा दिखता है. मेरा सीधा निष्कर्ष है कि अगर आप किराये की आय या रहने के लिए घर ढूंढ रहे हैं, तो Earth Towne एक बहुत जोखिम भरा विकल्प है. वर्तमान स्थिति में, यह किसी भी किराये की संभावना से कोसों दूर है. अपनी मेहनत की कमाई को ऐसे प्रोजेक्ट में लगाने से पहले बहुत सावधानी बरतें.

Okay, so the gist is, even if it's 'completed' on paper, the journey to completion was messy. For a first-time buyer like me, who is just looking for a stable rental income, this sounds like too much trouble. I'd rather pay a bit more for a ready-to-move project in a well-established area like Ajayabpur, even if the price per sqft is higher. My budget is tight, but peace of mind is also important.
The original post mentioned the project was in CIRP since 2018 and construction stopped in 2016. But the real project data says it's completed with possession date 2022-06-30. Can anyone confirm if the possession actually happened for all 2544 units? And at what price did people get possession finally? Because the initial price range of ₹20.25 lakh to ₹56.06 lakh seems very attractive if it's actually habitable now.
U8, I heard from a property agent that some parts did get possession, but it was a very complex process due to the CIRP. Many original buyers had to pay extra for completion. It wasn't a smooth handover. So, attractive price might have come with a lot of headaches.
U6, bilkul risky hai. Completed ka matlab yeh nahi ki sab sahi hai. Kahi units mein toh light pani bhi nahi hota dhang se. Aur agar ye project CIRP mein tha, toh iska matlab iski legality mein bhi issues honge. Rental income toh door ki baat, khud rehne layak bhi nahi hoga shayad. Better to look at properties near Alistonia Estate or Alpha II, wahan thodi stability hai.

Main ek aur project mein phasa hoon Alpha I Greater Noida mein, wahan bhi RERA pe sab theek hai but physical possession mein abhi bhi bohot issues hain. Earth Infrastructures ka track record waise bhi theek nahi hai.
Yeh toh bahut serious baat hai. Agar RERA pe bhi trust nahi kar sakte toh hum first-time buyers kahan jayenge? Hum toh bas online info aur broker pe depend karte hain. Iska matlab Earth Towne mein abhi bhi invest karna risky hai, chahe completed dikhe?
Haan U4, aap sahi keh rahe ho. Sirf RERA status dekh kar mat jao. Builders bahar se sab complete dikhate hain but andar units mein finishings, amenities, maintenance ka poora haal hota hai. Earth Infrastructure toh kaafi time se problem mein hai. Mere ek senior ne 2012 mein book kiya tha, abhi tak phanse hue hain.
