IT Residency ka price range ₹36 L – ₹42 L for a 2015 completed project seems a bit on the higher side now. Us time ke hisaab se theek hoga, but abhi bhi agar wahi price hai, toh shayad negotiation scope hai ya fir East Sapphire better deal hai for a newer project. Total units 128 hain, toh society bhi choti hogi, maintenance issues ho sakte hain.

Haan, U6, East Sapphire mein bhi hidden costs hain. IBMS (Interest Bearing Maintenance Security) aur electricity meter charges alag se hote hain, jo brochure mein nahi dikhte. Plus, registry charges toh obvious hain. Builder ne maintenance advance bhi 2 saal ka le liya tha mujhse, jo kaafi hefty amount tha. Always factor in 10-12% extra over the quoted price.

East Sapphire ki connectivity kaafi better hai, especially if you work towards Noida Expressway. IT Residency thoda interior mein hai Ajayabpur side. Location wise, East Sapphire wins for sure.

Sahi baat hai, U1! Old projects ka yahi darr rehta hai. Mera ek dost Alpha I Greater Noida mein flat liya tha 2010 ka, ab renovation mein hi itna paisa lag gaya. Budget-conscious hone ka matlab ye nahi ki baad mein zyada kharch ho.
