Ekanam Noida: Is 7 Cr+ for 3BHK justified?

Came across this video about Great Value Ekanam in Noida's Sector 107. It talks about these ultra-luxury 3 & 4 BHKs, starting from 3525 sqft. Honestly, the price point of ₹7.05 Crore onwards for a 3BHK really caught my eye. I know Sector 107 is super green and well-connected, but that's a huge jump. Are these ultra-luxury projects really finding buyers at this price in Noida? What do you guys think about this kind of pricing?
