Is Ekta Aarvanss Royal Residency a good upgrade for an investor currently in a 2BHK? I'm eyeing a 3BHK there, but worried about the actual rental yields and resale liquidity. Everyone talks about its completion, but are there too many investor flats empty? Change my mind.

But the real problem is the demand for rentals in that specific micro-market for a 3BHK in the ₹22 L – ₹28 L range. Is there enough corporate crowd or families looking for rentals at that price point? What's the current per sqft rental yield people are actually getting? Anyone living there can confirm?
Exactly! Ekta Aarvanss Royal Residency ka naam toh suna hai, but mere ek relative ne bhi wahan dekha tha, rental returns zero hain. Achchheja side mein aise bahut projects hain jahan units khaali pade hain. Resale mein bhi koi interest nahi dikha raha.
