Spent the whole Sunday checking out options for myself, even though I'm in real estate, buying for self is a nightmare. Finally got possession of my flat in Ekta Gardens. Honestly, amenities ka jo brochure mein dikhaya tha, that's almost entirely different from reality. Swimming pool toh hamesha band rehta hai, clubhouse looks neglected. Maintenance charges bhi ₹7500 aa rahe hain monthly, for what? I know what builders don't tell you, but this is next level. Anyone else facing similar issues post-possession? What did you do?

₹1.3 Cr – ₹2.2 Cr for a 2000 possession project? That's quite a range for something 24 years old. Total 60 units, so maintenance should ideally be lower per unit after so many years, not this high.

Bhai, Ekta Gardens toh 2000 ka project hai, 24 saal purana. Is age mein maintenance issues are bound to happen, but ₹7500 is still steep for just 60 units. I visited a friend in Ansal Villas, unke yahan bhi aise hi issues hain after 20 years. Brochure wali hype toh naye projects mein bhi nahi milti. Did you check the RWA's financial statements before buying?
U5, RWA statements mein dekho ki funds kahan use ho rahe hain, kitna fund reserve hai for major repairs. Older projects mein maintenance badhti hi hai due to wear and tear, especially if major upgrades haven't happened. My uncle lives in Alaknanda, wahan bhi same scene hai, renovation costs skyrocket.
