Ekta Gardens: My ROI is nowhere near what was promised
Did a site visit to Ekta Gardens last week, and honestly, the ground reality for investors is a bit disheartening. I bought a 2BHK here almost 4 years back, expecting decent capital appreciation and a solid rental yield. My initial numbers showed a potential 6-7% yield, but it's barely touching 3.5-4% now; honestly, it's a joke. Resale? Forget it. The market feels so illiquid, it's like pulling teeth to even get a serious offer close to my purchase price. Capital appreciation has been stagnant too, barely keeping up with inflation, forgetting about beating it. My ROI calculations are looking pretty grim right now. Has anyone else invested in Ekta Gardens and faced similar issues with rental income or finding buyers? What's your exit strategy looking like? I'm honestly not sure how to turn this around without taking a substantial loss.
