Brochure mein sab perfect, par possession pe reality alag. Snag list mein cracks, seepage, fittings issues common. Resale value pe kitna impact aata hai? Tenant attract karna tough. Maintenance costs high. Investors ke liye worth it hai? Change my mind.

My cousin bought an apartment near Badshahpur a few years back, and the builder promised the moon. When he got possession, the finishing was so poor, he had
Yaar, I checked the RERA number GGM/902/634/2025/05 DATED 17.01.2025. It's so recent, but possession is 2032-09-01? That's almost 8 years away! For a project with 300 units, it seems like a very long timeline. Is this normal for luxury projects, or is it a red flag for delays and cost overruns? My friend faced this with a project near Airport Road.
U11, Elan has a mixed bag. Some projects were delivered well, others had significant delays and quality complaints. It really depends on the specific project management and contractors involved. Hard to say definitively for The Emperor.
U9, I disagree. Yaar, 2032 is a very long time. Mera ek cousin फस गया था with a project near Baharampur Naya, builder kept delaying for 4-5 years. End result? Quality was terrible and he had to pay extra for everything. I'd say this long possession date is a huge red flag, especially for a builder jo already construction quality ke liye question ho raha hai. Is it really worth the mental stress and financial uncertainty for so many years?
U3, 8 years is long, no doubt. But for a project of this scale and 'luxury' tag, sometimes builders do take this much time. They might be planning multiple phases or amenities. It's not necessarily a red flag, but definitely something to consider.
Elan toh premium builder hai, aise kaise ho sakta hai? Maybe it's just a few isolated cases?
Brochure mein sab perfect, par possession pe reality alag. Price range ₹10.5 Cr – ₹25.6 Cr, itna high hai for first-time buyers like us, especially when we're already stretching our budgets. Is it really worth it considering these quality issues? I'm so confused, heard about similar issues with another builder in Basai too. How do we even trust builders anymore?
But are these 'snags' actual structural issues or just minor finishing problems? I mean, every new project has some issues, right? Is the original poster talking about something critical like cracks and seepage during possession, or just cosmetic stuff? Because if it's serious, then it's a huge red flag, doesn't matter how premium the project claims to be. Kya Elan ka track record aisa hi hai?
Totally agree! My budget is already tight, can't afford to deal with major repair costs right after possession. This is exactly what scares me about buying new.
