Came across a video on Elan The Presidential in Sector 106, Dwarka Expressway. They mentioned over 350 resales in just three years and big capital appreciation. That's a wild number for a luxury project, sounds like a hot property. Now they've got 15 new units with a 40:60 payment plan. My question is, has anyone here invested in Elan Presidential? Kya aap logon ko sach mein itna accha ROI mila hai?

My portfolio review showed Elan The Presidential looking good on paper, but honestly, I'm not convinced on the long-term ROI. Everyone glorifies the pre-launch gains, but I've seen builders inflate prices post-launch to show 'appreciation' that isn't real. The current pricing feels steep. Is the capital appreciation forecast genuinely sustainable, or is it mostly hype from early investors? Also, what's the real investor-to-end-user ratio here? Don't want to get stuck in a ghost society. Change my mind.
