₹1.40 Cr for a 3BHK in Eldeco Riviera seems high now, considering it's a completed project. I'm looking at it for investment, not end-use. From my experience, capital appreciation in completed projects can be tricky. Has anyone tracked its price movement since launch? Kya isme abhi bhi upside potential hai for long-term ROI? Also, what's the actual rental yield people are getting here? Not sure if it justifies the current entry price. Resale market kitna liquid hai for these units? I need good exit options in 5-7 years.

Meri bhi same experience rahi hai completed projects ke saath. Ek baar Alpha II mein ek flat liya tha, socha tha jaldi appreciation milega par utna nahi mila. Eldeco Riviera ka RERA number (UPRERAAGT10119) toh hai, but as an investment, completed projects mein entry point bahut crucial hota hai. ₹1.40 Cr for a 3BHK sounds like you're buying at peak. U6, U3 is absolutely right. Mera ek dost ne Alistonia Estate mein ek ready-to-move apartment liya tha 3 saal pehle, expecting quick returns. Ab bechne ja raha hai toh buyer hi nahi mil rahe us price point pe. Banks bhi

Bhai, totally agree! ₹1.40 Cr for Eldeco Riviera ka 3BHK abhi bahut high lag raha hai. Jabki ye project toh 2011 mein hi possess ho gaya tha (Possession date: 2011-03-01). Capital appreciation ka scope bahut limited lagta hai completed projects mein, especially for investment. Kaafi risky deal hai.

Exactly, U1! Aur Eldeco ka track record bhi mixed raha hai, especially delivery ke terms mein. Is price pe toh koi naya project dekh lo ya phir Alpha I Greater Noida mein kuch better options mil jayenge. Rental yield bhi doubt mein hai.
