Eldeco Swagatam ya Antriksh Golf View II - confused!
Since January I've been looking at flats in Noida. Ab samajh nahi aa raha. Eldeco Swagatam and Antriksh Golf View II both seem decent. Swagatam is cheaper, but is it worth the lower price? Golf View II has better amenities, but carpet area kitna hai? My parents keep saying ready-to-move is safer. Anyone living in either? What's the real maintenance cost? Which one would you recommend for a small family?

Golf View II ki amenities toh acchi lag rahi hain, but carpet area ka point valid hai. Builder ke brochures mein super area dikhate hain, real carpet area bahut kam hota hai. Kisi ko Antriksh Golf View II ka exact carpet area pata hai kya 2BHK/3BHK ka? Ya phir kis floor par kitna mil raha hai? Kya location Alpha I Greater Noida ke paas hai?
Eldeco Swagatam ka ek alag advantage hai, it's already completed. Possession date 2013-11-01 ki hai, so no waiting period. RERA number UPRERAPRJ1916 bhi hai, which gives some peace of mind. Price range ₹60 L – ₹1.2 Cr hai, toh budget mein fit ho sakta hai. Total 450 units hain. Maintenance cost dekho, usually ₹2-3 per sqft ke aas paas hi rehta hai for older societies, but depends on amenities. Small family ke liye 2BHK is good, but check the actual carpet area, Eldeco generally thoda compact banata hai. My cousin lives near Alpha II, and Eldeco projects there are generally well-maintained, though older.
Dekho, parents ki baat suno, ready-to-move is always safer. Under-construction mein builder ka bharosa nahi hota, kitna late karte hain, aur phir quality bhi compromise ho jaati hai. Meri ek friend ne ek project mein invest kiya tha, 5 saal se possession ka wait kar rahi hai.
Bhai, totally feel you! Same situation here, Eldeco Swagatam aur Antriksh Golf View II ke beech main bhi confuse hoon. Noida mein options toh bohot hain but finalise karna mushkil hai.
