Elkens Group buyers: Did you face super area shock?

Been looking for 8 months now and it's getting exhausting. I thought I was getting a great deal on a 2BHK in Chamrawali Bodaki from Elkens Group. The brochure showed one area, but after the agreement, the super area calculation felt totally off. They added so many PLCs and charges I had no idea about. My initial budget is now easily 15% higher. Seriously, how do you even factor this in? Anyone else face this with Elkens or other builders in Noida Extension? What did you do?
