Got possession of my Emaar Amaris flat in Mohali about three months ago. Honestly, things are a bit different than I expected. The water supply has been inconsistent, especially during peak hours. Sometimes the pressure is super low, and I've even seen tankers coming in quite often. It makes me wonder about the actual tank capacity and long-term reliability. Also, the elevators. It feels like one is always down for maintenance, and the response time for repairs seems slow. It's frustrating when you're on the 10th floor and waiting forever. Are these common issues in other societies too? Or did I just get unlucky with my block?

Yes, U4, it is definitely under construction as per the official records. I had a friend who booked in a different builder's project near Badshahpur, and they faced similar water pressure issues for the first year after getting possession. Builders often cut corners on infrastructure. It's a huge red flag if these problems are showing up in a project like Emaar Amaris, which is supposed to be premium. This just tells me we need to do our homework even more

But as per RERA (GGM/885/617/2024/112), Emaar Amaris in Mohali is still an ongoing project with possession slated for August 2030. Are you sure you're talking about the same project? Or maybe a different phase or an older Emaar property with a similar name?
Haan, U1, you're absolutely right. I just double-checked the RERA details for Emaar Amaris, and it's definitely GGM/885/617/2024/112 with an August 2030 possession. The price range is also ₹3.7 Cr – ₹6.3 Cr, which is a huge amount for an ongoing project, let alone one that's already giving possession. Maybe the OP bought a resale unit from an older Emaar project? Because if these are the issues in a brand new, high-end project, then God save us from builders. The Gurugram market is already so tricky with delays and hidden costs.
Exactly! I was thinking the same thing. The 2030 possession date is what I saw too. Is the original poster perhaps mistaken about the project name or location? This is so confusing for first-time buyers like us.
