Emaar Amaris — checking their 3BHKs. I'm in a 2BHK in Sector 70, thinking of upgrading. What's the real construction quality like after a year? Do cracks or seepage appear? Are promised amenities like the clubhouse actually functional? Is the price jump worth it for the delivered quality and usable facilities?

I think it's a mix. Emaar generally has good construction standards, but yes, amenity delivery can be slow. The clubhouses and pools often take a while to be fully operational and maintained to the promised standard. For the price range (₹3.7 Cr – ₹6.3 Cr), you need to weigh the brand's reputation against the long wait and potential amenity delays. It's an ongoing project, so you have time to see the progress. But don't expect everything to be perfect on day one of possession.
U1, your concerns are totally valid, especially for a first-time home buyer like us. I'm also looking to upgrade from a 2BHK in Basai. Emaar Amaris ka RERA number GGM/885/617/2024/112 hai, and possession date 2030-08-01 dikha raha hai. Mera sawal yeh hai ki, kya yeh date realistic hai, ya builders ki tarah do-teen saal aur delay hoga? Because if it gets delayed, the EMI starts, and I'm still paying rent. That's a huge financial burden. Has anyone seen their past projects deliver on time, especially with such a long timeline?
Totally agree with U9. And for a project with 522 units, any small hiccup can cause major delays. Plus, 3.7 Cr minimum for a pre-construction project is a lot in today's market. Many ready-to-move options are available at similar rates if you look around Baharampur Naya.
U4, the RERA date is generally what they aim for, but delays are common across the industry, not just Emaar. With a 2030 date, there's a significant buffer, but no guarantee. Builders often factor in some buffer for unforeseen circumstances. But yes, paying both EMI and rent is a nightmare for sure.
Emaar ka naam toh hai yaar, brand value hai. Quality toh achhi hi hogi, they usually deliver premium stuff. Price thoda high hai, but you get what you pay for.
Bhai, Emaar Amaris abhi toh ongoing project hai, possession date 2030-08-01 hai. Abhi se construction quality kaise pata chalega? You're asking about 'after a year' and 'cracks or seepage' but abhi toh foundation bhi poori nahi hogi. Thoda wait kar lo ya phir unke already delivered projects ka feedback dekho, maybe that's a better benchmark. The price range is also quite high for a project that's so far from completion.
U7, I visited the site last month. Construction is definitely ongoing, but it's not super fast-paced, at least to my eyes. They are working, but 2030 seems realistic for completion, maybe even tight given the current market conditions and labour availability. My cousin bought a flat from Emaar in Badshahpur a few years back; the quality was decent eventually, but the amenities took forever to become fully functional. The clubhouse was just a shell for almost a year after possession. So, OP, your concerns are valid, but maybe for a later stage.
Haan, 2030 is a long time. Right now, what's the actual construction progress on site? Just curious.
Exactly! Jo U2 bol raha hai, sahi hai. 2030 ka possession hai, itna long wait period hai. Iss price range mein toh aur options bhi mil sakte hain jo almost ready hain ya thoda pehle mil jayenge. Meri friend ne bhi ek Emaar project mein invest kiya tha near Airport Road, Gurgaon, and they faced significant delays. Quality was okay, but the wait was painful.
Hey everyone, I'm seriously looking at Emaar Amaris's 3BHKs. Currently in a 2BHK in Sector 70 and really need to upgrade for more space. My main concern is the real construction quality after a year or two. Builder claims high-end finishes, but do cracks or seepage start appearing soon after possession? Also, are the promised amenities like the clubhouse, gym, and swimming pool actually functional and well-maintained? Or is it just show during sales? It's a huge investment, 3.7 Cr to 6.3 Cr is a big jump for me, so trying to figure out if the delivered quality and usable facilities truly justify the price tag. Any insights from people who have bought Emaar projects before, especially in this range?
