Emaar Digital Green 2 lockable offices – thoughts?
Found this video about Emaar Digital Green 2 in Sec-61, Gurgaon. They're pushing these Grade-A commercial office spaces, especially the 'rare lockable units' around 2000-2500 sqft. Honestly, a ₹25 lakh EOI just to get priority access feels pretty high. I'm not sure if this lockable unit concept is actually a big advantage for a Grade-A building. Kya aap logon ko lagta hai yeh sahi investment hai? Anyone here invested in similar lockable commercial spaces?

Current market conditions mein commercial real estate thoda slow hai, especially after WFH. Office spaces ki demand fluctuate kar rahi hai. Unless you have a very long-term vision and don't mind illiquidity, I'd say be very cautious. Residential mein phir bhi stability hai. Emaar ka naam hai, but numbers dekhna bahut zaroori hai.
I'm also a first-time buyer and Gurgaon mein commercial investment ka soch raha hoon. But ₹25 lakh EOI sounds like a way to filter out non-serious buyers, but also a big commitment without seeing proper financials. What kind of returns are they projecting? Aur builder ka last few years ka commercial project delivery track record kaisa hai, especially in areas like Badshahpur ya Baharampur Naya ke aas paas?
See, Emaar is a big name. Digital Green 1 was successful. If they're offering Grade-A, then the quality will be there. Lockable units can be good for small businesses or startups who want their own dedicated space without the overhead of an entire floor. Maybe the ₹25L EOI is for serious buyers only.
Lockable office units ka concept naya nahi hai. But in a Grade-A building, usually log flexi-desks ya co-working space prefer karte hain. 2000-2500 sqft is quite large for a 'lockable' unit. Rental pool mein daaloge toh ROI kya milega, yeh clear nahi hai. Koi aur builder dekh lo, maybe?
Ha, co-working space ka trend chal raha hai. Individual lockable units ka market thoda limited ho sakta hai. Emaar Emerald Floors mein toh 280 units the, residential mein volume achha hota hai. Commercial mein units kitne hain, pata hai kya?
Totally agree. I was looking at something similar in sector 62, and the numbers just didn't add up for a first-time investor. Plus, maintenance costs for Grade-A are usually very high. Have you checked the per sqft rate for this project?

I've seen similar lockable office schemes near Airport Road. The promise is good rental yield, but finding tenants for such specific units can be tough. Aur agar khud use nahi karna toh just for investment, it's a big amount to block for EOI.
Bhai, 25 lakh EOI toh bahut zyada hai. Emaar ka record toh theek hai but Emerald Floors mein bhi kaafi delays hue the. Woh toh residential tha, but still, commercial mein itna risk lena? Lockable units sound good on paper but reselling them later can be tricky.
