Came across this video about a 4BHK in Emaar Emerald Hills, Sector 65 Gurugram. It's a 3400 sqft unit on the 1st floor, south-facing. The rent is ₹1.55 Lakh plus ₹14k maintenance. Honestly, that feels a bit high, isn't it? I'm comparing it with some other luxury floors in Gurugram. Not sure if this Emaar Luxury Floors project offers better value than other options nearby. Kya aap logon ko is area mein is budget mein aur better options pata hain?

Gurugram mein prices are just insane right now, period. Every good project is quoting sky-high. ₹1.55L rent is unfortunately becoming the new normal for luxury segments.

Agar aapko value chahiye, toh Badshahpur ke side kuch options dekh sakte ho, wahaan thoda budget friendly mil jaata hai, but amenities ka compromise ho sakta hai. What's your main priority – location, amenities, or price?
U1, agar aapko thoda better value chahiye aur budget constraint hai, toh Baliawas ya Baharampur Naya mein kuch upcoming projects dekh lo. Thode outskirt hain but future potential hai aur prices bhi better milenge. Is rent mein toh 2-3 BHK khud ka EMI chala sakte ho wahaan.
Badshahpur ka segment alag hai U3. Emerald Hills is more developed and closer to the main hubs. That 4BHK is probably near the main road, which explains the premium. Price-wise, Badshahpur will be lower, but the social infrastructure is not comparable yet.
I totally agree with U1. 1.55 Lakh rent in Emerald Hills is pushing it, even for Emaar's brand. I was checking out some properties in the same segment last month, and while Emaar Luxury Floors are definitely premium, the asking price for purchase (₹5.9 Cr – ₹8.3 Cr) and then this rent just seems disproportionate. You could probably get a slightly newer project with better amenities for that kind of money, especially if you're looking for value. Have you checked out other builders in Sector 65 or nearby?

Bilkul! Completed project hai, toh possession ka headache nahi hai, that's a plus. But for that rent, I'd expect something more... unique? The price range for Emaar Luxury Floors is already ₹5.9 Cr – ₹8.3 Cr. Toh rent bhi accordingly high hoga, but still, it feels like a lot for Gurugram.
Haan bhai, ₹1.55 Lakh rent for a 1st floor unit in Emerald Hills does sound steep. Even for a 3400 sqft. Resale mein toh shayad thoda better deal mil jaye, ya phir thode aur sectors search karlo. Maybe try looking at some completed projects near Golf Course Extension Road, you might find similar specs for slightly less.
