Emaar Golf Course Ext: NRI buying thoughts

Is buying property in Gurgaon from abroad without a site visit actually a smart move for NRIs? I'm looking at Emaar projects on Golf Course Extension, expecting 3-4% rental yield. From my experience, those advertised yields are rarely real. What's the ground reality for white money investment here?
