Emaar Gurgaon Greens 4BHK Penthouse: Thoughts?
Came across a video about Emaar Gurgaon Greens in Sector 102. That 3200 sqft 4 BHK penthouse on Dwarka Expressway looked really spacious. I'm seriously looking at properties in that area for my family. The video made it seem quite luxurious and well-connected. Honestly not sure if it's all it's cracked up to be though. Any residents or people who've checked out Emaar Gurgaon Greens have honest feedback, good or bad?

I think the key is to look at it as a completed project. The builder's past delays are irrelevant if you're buying a ready unit. The question is, does the current price of ₹2.0 Cr – ₹3.6 Cr justify the location and the property now? Dwarka Expressway has potential, but the current market in Gurgaon is a bit slow. Is it a good time to buy, or should we wait for prices to drop?
On the current market conditions, I've heard mixed signals too, U10. Some say wait, others say it's stabilizing. For a 3200 sqft penthouse, the ticket size is quite large. Maybe look at other completed projects in Sector 82 or 83 for comparison? They might offer better value for money right now.
U10, that's a valid perspective. For a ready-to-move, you skip all the construction headaches. But the market situation is tricky. My broker is saying prices will go up, but I'm not so sure. What if the interest rates climb further?
My colleague lives there. He says the community is nice, and the amenities are good. However, he also mentioned that the retail options right outside the complex are still developing. For daily groceries or quick errands, you might have to drive a bit. The 672 total units mean it's a decent sized community, not too small, not overwhelmingly large.
I visited Gurgaon Greens last year. The penthouses are indeed very spacious and well-designed, no doubt about that. But the maintenance charges felt a bit on the higher side. The project is completed, possession date was December 2018, so no delay issues now for ready-to-move. But past Emaar projects did have a history of delays, which is a valid concern for anyone looking at their under-construction ones.
U7, yes, RERA number 36 is correct for Emaar Gurgaon Greens. I had verified it when I was shortlisting properties. The project is completed and ready. But the initial post mentioned a video, I wonder if it's an old one or new marketing for resale units. Resale value is something to think about too.
Thanks for the info on the maintenance, U6. That's a good point to consider for long-term budget planning. Is the RERA number 36 for this project correct? I want to cross-check everything before even thinking about it.
Bhai, Emaar ka naam sunte hi thoda darr lagta hai. My cousin booked with them in another project near Badshahpur and the possession got delayed by almost two years. Dwarka Expressway par connectivity abhi bhi poori tarah se set nahi hui hai, especially for daily commute to main Gurgaon office hubs. Have you checked the current prices? That 2.0 Cr to 3.6 Cr range sounds hefty for a first-time buyer.
The price range U3 mentioned is definitely high, especially when you factor in all the extra charges. I heard Emaar projects often have hidden costs. Also, yes, connectivity on Dwarka Expressway is still a work in progress. It's not like the established areas near Cyber Hub or Aerocity yet.
Exactly what I was thinking! My friend looked at Emaar a few years back, and their reputation for delays was a big red flag. For that kind of money, you expect timely delivery. Is the area developed enough around Sector 102 for families?
