EMI vs rent math is finally making sense for me, fed up of renting now. Landlord ne rent phir badha diya hai, so I'm finally taking the plunge. Looking at Emaar Gurgaon Greens, it’s completed but not sure if it's genuinely good for daily living. On paper, 3BHK looks decent, but carpet area kitna efficient hai? Does it feel spacious ya cramped inside? Noise levels kaise hain, especially from main roads? Aur community ka vibe kaisa hai? Koi rehta hai wahan? Pls share actual experience, I'm really confused.

Rent se toh sach mein pareshan ho gaye hain. Is it a good location for daily commute to Cyber City? Kitna time lagta hai peak hours mein?
Looking at the price range, is there any room for negotiation? With current interest rates being so high, every lakh counts. Has anyone recently bought there and gotten a good deal? Or is the builder firm on prices? I'm trying to figure out if it's better to wait a bit longer for rates to drop, but then property prices might increase further.
I've visited Emaar Gurgaon Greens multiple times because some of my colleagues live there. The community vibe is actually quite good, lots of families and kids, very active RWA. However, the noise from the main road, especially from the Airport Road side, can be a real issue for flats facing that direction. If you're looking for peace and quiet, make sure your unit is away from the main thoroughfare. The internal roads are fine, but the external connectivity is a double-edged sword – great for commuting, bad for noise pollution.
Totally agree about the community. My sister lives in one of the towers. They have lots of festivals and events. Security is also pretty tight. It's generally a safe place for families. Just pick a unit wisely to avoid the road noise, as mentioned.
Haan yaar, Airport Road ka noise toh ek real problem hai. I checked out a project near Basai earlier, and same issue. Lagta hai Gurgaon mein shanti milna mushkil hai.

Honestly, Emaar ka track record thoda mixed hai, especially with delivery times. Though this one is completed (Possession date was 2018-12-01, right?), I'd still be wary. Make sure you check the RERA number (36) thoroughly and look for any past complaints. The price range of ₹2.0 Cr – ₹3.6 Cr for a 3BHK is quite steep for a first-time buyer like me. Is it really worth that much? I've heard stories about amenities getting delayed for years after possession. Don't just go by the show flat.
I agree with the point about checking RERA, but a friend of mine lives there. He says the carpet area is decent for a 3BHK, not super spacious but not cramped either. It's functional. He did mention some initial issues with water pressure and lift breakdowns, but those got sorted. The price is definitely on the higher side, but the location is prime. It's a trade-off, I guess. He paid around 2.2 Cr for his 3BHK in 2019.
Bhai, amenities toh har project mein late hoti hain. But at least they delivered the flats. Wohi badi baat hai. Emaar Gurgaon Greens mein delay was manageable, not like some other builders.
You're right about Emaar's reputation, but for Gurgaon Greens, possession was mostly on time for Phase 1. My cousin got his flat around early 2019. But haan, amenities like the clubhouse and some sports facilities took a while longer to fully operationalize. So, that's a fair point.
