Interesting points about maintenance. What about the current market conditions in Gurugram? Is ₹2.5 Cr a fair price for a 3BHK here, considering it's already completed and not new launch?
U1, amenities are okay, but not ₹2.5 Cr level, in my opinion. My cousin lives there. The gym equipment is decent, pool is fine in summer, but the clubhouse is mostly used for parties. The biggest issue he faces is power backup and water pressure, especially on higher floors. For that price, you could find better options on Airport Road side with similar or even better amenities, maybe slightly older but well-maintained societies.
U3, you're right about the price. ₹2.5 Cr is a lot for a project from 2018 that has these issues. I checked a similar Emaar project in Basai and their maintenance charges were sky-high. Be careful with these older completed projects.
Power backup ka issue toh bahut common hai Gurgaon mein. Sad to hear it's bad even in Emaar.
Exactly my thoughts, U1! Amenities look great on paper but what about actual usage? Aur bhai, possession date toh 2018 ki hai na? RERA number 36 hai, so it should be completed by now. But are there any hidden charges or maintenance issues post-possession?
U6 sahi keh raha hai, possession 2018 hai but initial years mein maintenance was a bit spotty. Abhi thoda better hai, but still not perfect. And yes, maintenance charges toh har saal badhte hi hain, be ready for that.
