Emaar Imperial Garden: What's their delivery track record?
Looking for opinions on Emaar's track record. I just watched a video walkthrough of a 2025 sqft unit at Imperial Garden, Sector 102, Dwarka Expressway. It looks really promising, I'm excited about the layout. But I'm honestly not sure about Emaar India's reputation for timely deliveries and construction quality. Have any of you bought from them before? How was your experience with possession dates or build quality?

Look, with Emaar, it's a mixed bag. Some projects delivered fine, others were a nightmare. Imperial Garden seems to be one of the ones that delivered. But always check the specific project's RERA status and talk to current residents. Don't just go by the builder's overall reputation. Current market conditions in Gurugram are making everyone rush, so due diligence is even more important.
Yeah, exactly. My cousin bought in another project by a big name builder, but the specific tower had issues. Always project-specific reviews matter more than brand name sometimes.
That's a very practical point. So, the video walkthrough is fine, but I should definitely visit the actual site and talk to people living there. Thanks for the tip!
So the project is completed, interesting. What about the total units? 576 units, right? Is the occupancy good there? Sometimes builders finish projects but occupancy takes ages, which affects amenities and community feel.
Occupancy for older projects like this is usually good. It's the newer ones in developing sectors like Baharampur Naya where you see low occupancy for a while.
Yes, 576 units is correct. I visited a friend there last year, occupancy seemed decent, not fully packed but definitely not empty. The common areas looked well-maintained.
For Imperial Garden specifically, it was indeed completed by 2018. The RERA number is 208 of 2017, GGM/320/52/2019/14, which confirms its status. I know someone who got possession in early 2019. The price range is around ₹2.5 Cr, which seems high for 2018, but now with Gurugram prices, maybe not. My main concern would be resales in that area now, not delivery.
₹2.5 Cr for a 2018 project in Sector 102? Current market mein toh yeh price point aur upar chala gaya hoga. Gurugram mein prices have shot up, especially near Dwarka Expressway.
So they delivered on time for Imperial Garden then? That's a good sign. What about the build quality there? Was it good or did they cut corners?
Emaar? Run! My friend booked a flat with them years ago, still waiting for possession for another project. Don't trust them blindly.
But is that specific to Imperial Garden, Sector 102, ya general Emaar experience? Because U4 mentioned it's completed.
Totally agree. My brother-in-law had a nightmare with an Emaar project near Badshahpur. The quality of construction was also not up to the mark after all that wait. They just kept giving new dates.
Guys, I just saw a video walkthrough of Emaar Imperial Garden in Sector 102. The 2025 sqft unit looks stunning, great layout! But I'm a first-time buyer and super nervous about Emaar's delivery record. Is their reputation for timely possession and build quality good or bad? Any experiences with them?
Imperial Garden is actually already completed. The official possession date was December 2018. So for this specific project, the delay question isn't really relevant now. But yes, for many of their other projects, especially near Airport Road, people faced significant delays.
Bhai, Emaar ka track record toh mixed hi suna hai. Especially for their older projects, delays were a big issue. You're right to be nervous.
