Exactly, U1! Main red flag wahi penalty clauses hote hain for builder delays vs. buyer payment delays. Builder ke liye peanuts aur aapke liye hefty interest. Aur check for hidden charges like IFMS, club membership, power backup, etc., jo agreement mein mentioned na ho but later add kar dete hain. Aur completion date ko 'tentative' ya 'approximate' likha ho toh samajh jao.

Palm Floor mein interest hai toh agreement ko har angle se check karna. Mera friend Emaar MGF ke project mein phasa tha near Airport Road (Gurgaon side). Possession 2 saal late mila. Builder-buyer agreement mein penalty clause bahut kam hota hai, like Rs 5-10 per sq ft per month, which is nothing compared to your EMI. RERA ke through compensation mila, but it took almost 3 years. So, effective toh hai, par time consuming.
Wow, 3 saal? Meri toh EMI hi mujhe kha jayegi tab tak. Yeh penalty amount agar itna kam hai toh builder ko kya farak padega delay karne se? Is there any way to negotiate a better penalty clause?

Emaar? Bhai, unka track record thoda mixed hai, especially with delays. RERA mein remedies hain but getting them enforced can be a loooong process. Prepare for a fight if things go south. Gurgaon mein toh builders ka yahi haal hai.
Totally agree with your point about mixed track record. Mere ek relative ka Emaar Emerald Hills mein bhi delay hua tha. RERA ne order toh de diya but builder ne appeal kar di. It's a battle, not a quick fix.
