Emaar Palm Gardens 3BHK: Worth 2.70 Cr?
Emaar Palm Gardens in Sector 83 caught my eye. Just watched a video walkthrough of a 1900 sqft, 3BHK + Study unit on the 9th floor. The pool/club view and south-facing sunlight looked amazing. It's listed at ₹2.70 Cr. I'm seriously considering it. Has anyone here lived there or know more about the society? Is that price fair for a ready-to-move unit? What's the actual experience like living there, good or bad?

I'm also a first-time buyer and super confused. I saw a similar unit in Palm Gardens for 2.55 Cr a few months back. Is the price really going up that fast, or is this particular unit just priced higher because of the view? South-facing is nice but 15-20 lakhs premium?
Emaar is a reputed builder, their projects are usually well-constructed. My brother lives in an Emaar society near Golf Course Extension Road, and he's quite happy. For Palm Gardens, the location in Sector 83 is decent, good connectivity to NH48. But negotiate hard on the price, always. Builders often have some room.
I agree with U5. The 'ready-to-move' tag adds a premium, but 2.70 Cr is quite high for Sector 83, even for Emaar. Their quality is usually good, but the appreciation might not be as much as you'd hope for at this price point. What's your loan eligibility like?
Exactly! My friend bought a 3BHK in a similar Emaar project a few years back for much less. The market has definitely gone up, but this jump feels a bit much. Plus, Emaar India has 697 total units in this project, so there's a lot of inventory movement.
Haan, loan eligibility is a major point. My bank is quoting high interest rates these days. And the down payment for 2.70 Cr is massive. I'm looking at properties closer to Airport Road (Gurgaon side) for better connectivity and slightly lower prices.
Bhai, 2.70 Cr is a lot. For a first-time buyer, you need to factor in stamp duty, registration, interiors, everything. That's another 15-20 lakhs easily. Have you looked at the resale market in nearby sectors? Sometimes you get better deals for similar properties.

I visited Palm Gardens last year. The amenities are decent, and the green spaces are well-maintained. That south-facing view is definitely a big draw. Just make sure to check the exact maintenance charges, they can add up.
Emaar Palm Gardens is a good project, no doubt. The RERA number is 330, and it's a completed project, which is a big plus. No waiting for possession. But 2.70 Cr for 1900 sqft comes out to almost 14,200 per sqft. Is that the going rate now?
2.70 Cr for a 3BHK in Sector 83, that too Emaar? Sounds a bit steep for a first-time buyer like me. Have you checked other options in the same area, or maybe a bit further like Badshahpur? You might find something newer for that price.
