My lease ends in 3 months, and with the kids out, we're finally downsizing. Looking at Emaar Palm Hills in Sohna. It's a completed project, but is it genuinely good for daily living? What are the actual maintenance charges like? And how's the connectivity to hospitals from there? We need something manageable, not a big place.

The price range ₹1.8 Cr to ₹2.5 Cr feels a bit steep for a project completed in 2016. Is the resale market in Sohna strong enough to justify this? With current interest rates, it's a huge commitment. What are others' thoughts on the valuation?

Totally agree. Resale is tricky, especially for properties that are not prime Gurgaon. Sohna still has a lot of inventory. Ensure you check for any hidden charges or transfer fees. Many times, these older projects have pending society issues too.
My cousin lives there, they moved in 2017. Possession was technically 2016-06-01 but finishing mein time laga tha. RERA number 256 OF 2017 DATED 03.10.2017 is for the project, so it's legit. Maintenance charges are around ₹4-5 per sqft, which is okay for the facilities, but gets tricky if you don't use everything. Connectivity to Medanta or Artemis is about 30-40 mins, depending on traffic via Sohna Road. It's definitely manageable for daily living, but the area around is still developing.
Yaar, ₹4-5 per sqft is standard now, even in areas like Badshahpur. Builders always quote lower then hike it. Power backup charges are usually separate or included in common area maintenance depending on the society rules, so verify that. My friend in a different Emaar project near Airport Road (Gurgaon side) pays almost ₹6. Sohna ke liye thoda zyada toh hai, but if facilities are good, then maybe okay.

Downsizing is a great idea! Emaar projects usually have good amenities. For empty nesters, smaller units are perfect. I'm also looking for something similar.
Emaar Palm Hills? Hmm, completed toh hai but Emaar ka track record Gurgaon mein thoda mixed raha hai. Especially for maintenance. ₹1.8 Cr se ₹2.5 Cr is quite a range for Sohna, even with empty nest concept. Hospitals ki connectivity ka bhi dekhna padega, Sohna road pe traffic bahut hota hai.
