Emaar Palm Hills: Good Value vs. Other Gurugram Options?
Came across this video about Emaar Palm Hills in Sector 77. It's ready to move, offering 3 and 4 BHKs up to 1950 sqft. Location near NH-8 and Dwarka Expressway seems okay, and it's 20 mins to Cyber Hub. I'm trying to figure out if it's actually good value. Anyone comparing it to other projects in Gurugram right now? What are your thoughts on its pricing versus alternatives?

Exactly! I commute to Cyber Hub daily from a nearby sector. 20 minutes is only possible at 3 AM. During office hours, it's a nightmare. Consider that daily commute cost and time when evaluating the 'value'. It adds up.

My friend lives there. He says the community is well-settled with 850 units, which is good for amenities. However, he also mentioned that resale value isn't growing as fast as some of the newer projects along the Dwarka Expressway. He bought it for much less back then, so for him it's fine, but for new buyers, it's a different ballgame. Have you checked out Godrej Habitat in Sector 79? Similar price point but much newer.

Totally get your concern! My broker also showed me Palm Hills. It's completed but the RERA registration number 256 OF 2017 is from after the 2016 possession date, which is a bit strange, no? Makes me wonder about the initial handover quality or if there were delays.
