Budget finalised, loan pre-approved for an upgrade from my 2BHK in GGN. Emaar Palm Hills, Sohna mein 3BHK options dekh raha hoon. Price range ₹1.78-₹2.49 Cr hai. Investor perspective se, is project ka real resale market kaisa hai? Kitna liquid hai? Capital appreciation kitni expect kar sakte hain long-term, especially since it's completed? Not sure if the current premium justifies future ROI. Anyone who's exited or knows the secondary market well, please share. What's the true exit strategy here?

Bhai, Emaar Palm Hills completed toh hai but Sohna mein, that's the catch. 2016 ka possession hai, so almost 8 saal ho gaye. Us time ke prices aur ab ke prices mein already kaafi jump aa chuka hoga. The current premium of ₹1.8 Cr – ₹2.5 Cr for a completed project in Sohna might not leave much room for significant capital appreciation in the *short to medium term*. Long term ka keh nahi sakte, but liquidity thodi issue ho sakti hai. People usually prefer new launches for investment, not projects jo already appreciate ho chuke hain.
