₹1.8 Cr for a 3BHK at Emaar Palm Premier. I work in real estate, but buying for myself is different; you know what builders don't tell you. Brochure mein toh sab sahi lagta hai, but construction quality after a year worries me. Cracks, seepage affect resale value and tenant attraction. Also, promised amenities like the clubhouse – used daily or ghost facility? Maintenance charges high, but service quality matching up? Off the record, what's the real ground reality for investors?

Yaar, exactly my thoughts. Emaar Palm Premier ka brochure toh dream lagta hai, but that ₹3.5 Cr price tag for a 3BHK is huge. What if the quality isn't up to mark? Cracks and bad plumbing can turn a dream into a nightmare. My friend bought in Badshahpur, same story, initial shine fades fast.
Totally agree with you. My biggest fear is hidden costs and shoddy construction. My uncle bought in Baliawas and had major seepage issues after the first monsoon
