Emaar Premier: Investor's post-delivery reality
Since last Diwali, I've been eyeing properties in Mohali, especially for investment. As someone jo real estate mein hi hai, I know builders ki marketing kitni glossy hoti hai, par ground reality alag. I'm looking at Emaar Emerald Floors Premier, it's completed, which is a big plus. But I want to know about their actual delivery experience. Was possession smooth, ya bahut issues the? Does that track record affect its resale value now? Log kya bolte hain? Also, current rental yields ka kya scene hai? Builders toh high numbers show karte hain, but what's the actual monthly rent one can expect? And finally, iski resale market kitni liquid hai? For a 3 Cr+ property, kaun buy karta hai Mohali mein? Is there a good exit strategy in 5-7 years? Thoda insider info chahiye, please share your experiences.

Emaar ki construction quality generally theek hoti hai, that's their strong point. But 3.1-3.6 Cr price range is high for Mohali, no doubt. Ek balanced take yeh hai ki agar long-term hold hai, then maybe, but for a 5-7 years exit, it's risky. Mohali mein next 5 years mein aur kya developments
Investor ka point valid hai. 3 Cr+ ka investment Mohali mein, liquidity ka issue toh definitely hoga. Compared to say, Badshahpur ya Basai mein, jahan growth potential abhi bhi dikhta hai with new infrastructure coming up, Mohali ka high-end market kitna mature hai? Exit kaise plan karein without losing money?
Resale market Mohali mein for 3 Cr+ is very niche. Exit strategy will be tough, especially in 5-7 years. Bahut limited buyers hote hain is price point pe.
The RERA number A51700033682 is there, which is a good sign for transparency. But does having RERA really guarantee a smooth experience post-possession? Any specific issues reported here after the 2017 possession?
U6, Mohali mein 3 Cr+ pe 6% yield is highly unlikely. Max 1.2-1.5 Lakh expect karo, that too for a really good tenant. Don't fall for builder numbers.
U5, maintenance is a common issue everywhere, it's a never-ending saga! But the main question is rental yield. Builders toh 6-7% bolte hain, but Mohali mein 3 Cr+ property pe kitna milega realistically? Gurugram mein Airport Road ke paas bhi itna yield nahi milta ab, toh Mohali mein kaise expect karein?
RERA helps, no doubt, but it's not a magic wand. Emaar Premier mein toh 280 units hain. I've heard some residents complain about maintenance charges being too high post-delivery. Is that true for this project?
3 Cr+ in Mohali? Bhai, this sounds steep for an investment. Emaar ka track record waise bhi mixed suna hai. Kya lagta hai, worth it hai for a first-time investor like me?
U2, completion is good, but Emaar ke past projects mein delivery ke baad bhi issues rehte hain. Mera ek relative ka experience Baliawas mein Emaar ke project ke saath accha nahi raha tha, amenities adhoori thi aur maintenance bhi badha diya tha. Check karna padega yahan ka ground reality, sirf completion se kaam nahi chalta.
U1, agree on the price point, it's definitely high. But at least it's a completed project, that's a huge relief. 2017 ka possession hai, so delays ka tension nahi. But resale ka toh pata nahi, will anyone buy it at that price?
