Emaar Serenity Hills 86: How's Emaar's track record?
Has anyone looked into Emaar Serenity Hills Sector 86? The recent video updates show 3 and 4 BHK units there. I'm checking it out, but honestly, I'm a bit unsure about Emaar's reputation for on-time delivery and construction quality. Any past buyers here with experiences from their other projects? Did they deliver on time? What was the build quality like?

I think it comes down to how much risk you're willing to take. Emaar is a big name, so they eventually deliver, but delays are a real possibility. If you're comfortable waiting till 2032 and can manage potential market fluctuations, then maybe. Otherwise, there are ready-to-move options or projects with closer possession dates, even if a bit further out like Baharampur Naya. What happened with their previous projects, did people get compensation for delays?
My cousin bought a resale Emaar property in Sector 65 a few years back. He says the build quality was good, but the common areas maintenance is a bit expensive. He was lucky he bought resale, so no delivery tension. For an upcoming project with such a long timeline, I'd be very cautious about the payment plan and any penalty clauses for builder delays. What if they extend the RERA date again?
I actually visited their site office last week. The plans look fantastic, and the location in Sector 86 is quite promising for future growth, close to the Dwarka Expressway. But the price is definitely on the higher side for an 'upcoming' project. Are there any other builders in that area with better delivery records that we should be looking at?
Totally agree with U6! My friend booked with another big builder in Sector 85, and even they are facing minor delays now because of labor issues and material costs. Emaar has the brand name, but commitment on paper is different from ground reality. The market conditions in Gurugram are very dynamic right now, especially with so many new launches.
The location is good, I agree. But for that price, I'd expect a much earlier possession. I've been eyeing projects around Badshahpur too, and some there offer 2027-2028 possession for similar budgets. Emaar's 800 units for Serenity Hills Phase 2 is a big project, meaning more chances for delays if not managed well.
Bhai, Emaar ka track record toh mixed hi raha hai. I heard stories about their MGF projects from years ago, delays were common. Serenity Hills is showing a 2032 possession date, that's like 8 years away! For an upcoming project, it feels a bit long, no?
Haan, 2032 is a lifetime in real estate. My uncle booked a flat with Emaar near Airport Road a decade back, and he got possession almost 3 years late. Construction quality was decent, but the delay caused him so much financial stress. Just be careful and read the RERA documents properly. The RERA number GGM/994/726/2025/97 should have all the details.
Exactly! 2032 is a very long wait. Plus, the price range of ₹2.6 Cr – ₹3.3 Cr for an upcoming project in Sector 86 Gurugram, that's a huge commitment. I'm also a first-time buyer and this makes me super nervous. What if the market changes drastically by then?
