Emaar The Privilege sounds fancy, but ROI? Bhai, real estate mein ROI aajkal bahut mushkil hai, especially for first-time buyers. I'm seeing so many projects where appreciation is flat for years. Have actual investors seen good returns here, ya sirf paper pe hai?
Emaar ka naam toh bada hai, but my cousin had a really tough time with one of their other projects, not Privilege, but something similar in sector 62. Possession mein delay, then quality issues, aur ab resale value utni nahi mil rahi jitni expected thi. He bought it for around 1.8 Cr back in 2017, aur ab bhi मुश्किल se 2.5 Cr mil rahe hain, that too after so many years. So ROI is definitely a concern with them.
Totally agree. Builders ke promises pe trust karna mushkil ho gaya hai. They show you glossy brochures, but ground reality kuch aur hi hoti hai. My friend bought a property near Badshahpur and is still waiting for basic amenities to be fully functional even after possession.
