Exactly! I booked a unit in Emaar Emerald Hills near Airport Road (Gurgaon side) about 3 years back. The initial quote was around 1.2 Cr for a 3BHK. By the time of possession, after all the charges like PLC, IFMS, stamp duty, and even some 'development charges' they sprung up, it went up to almost 1.45 Cr. That's a 20% jump! First-time buyers like us get trapped easily.

Sahi pakde ho! Mera bhi same doubt hai. Emaar ke sales executive toh bas base price batate hain. Phir baad mein pata chalta hai ki PLC, EDC, IDC, GST, stamp duty, registration, club membership, maintenance advance... sab add ho ke budget se bahar ho jata hai. Bahut tension ho rahi hai.
Bhai, Emaar ka toh scene hi alag hai. Mujhe bhi lagta hai total acquisition cost mein bahut ghapla hai. Jo price dikhate hain, usse toh bahut zyada hi lagta hai end mein. Koi exact figure bata sakta hai kitna extra expect karein?
U2 is right. 15-20% extra for Emaar. Stamp duty itself is huge.
Haan bhai, at least 15-20% extra expect karo. Mera toh 22% tak gaya tha.
