Emaar Urban Oasis Sector 62: Worth the premium?
What's your take on Emaar Urban Oasis in Sector 62, Gurugram? They're showing premium 2 BHKs with VRF AC and smart home features. I'm wondering if the asking price for Emaar in this area is truly justified. Does it offer good value, or is it just overpriced for the brand? What do you guys think?

I think the market in Sector 62 has just gone crazy. All new projects there are quoting exorbitant prices. It's not just Emaar. The location is good, yes, connectivity to Golf Course Extension Road is a plus, but for first-time buyers, this segment is becoming impossible. Maybe look at sectors further down, like near Badshahpur, for better value?
The total units are 472. For a project of this size, they need to maintain quality throughout. Are these 'premium' features actually worth the extra money? Like, do we really need smart home features if it adds crores to the price? I'm budget-conscious, so every penny counts.
Emaar has a mixed track record. My uncle booked a flat with them near Airport Road a few years back, possession mein bohot delay hua tha. They are asking for a premium, but what about the delivery timelines? The RERA ID is GGM/741/473/2023/85 and possession is 2028-09-01. That's still a long wait, isn't it?
I heard Emaar HQ is in Gurugram itself, so maybe they'll be more accountable for projects here? But yes, the delay risk is real. My brother's project in Baharampur Naya got delayed by 3 years. It's so frustrating to keep paying EMIs without a home.
That's a valid concern about the possession date. Emaar is a big name, but delays are common with most builders, big or small. You're paying for a brand, but sometimes the service isn't premium. I'd rather look at something closer to possession or already delivered, even if it means slightly older construction.
2028 is definitely a long wait, especially for an ongoing project. A friend of mine got burned by another big builder with similar timelines. They kept extending the date. For such high prices, the risk of delay feels even bigger. What if the market dips by then?
Bhai, I just checked their brochure. ₹4.3 Cr for a 2 BHK? That's insane! For first-time buyers like us, this feels totally out of reach. Are they serious with these prices or what? Gurgaon mein aur bhi options hain na?
Haan yaar, options toh hain. But Emaar ka brand value bhi toh hai. Maybe they are targeting a very niche segment? But for a 2 BHK, even with all the bells and whistles, it's a huge commitment. My friend bought a 3 BHK in Badshahpur last year for less than half of this.
Exactly my thoughts! I saw the virtual tour, the smart home features and VRF AC sound amazing, but that price tag? It gave me a mini heart attack. I was hoping to find something around 1.5-2 Cr max in a decent area. Is this the new normal for Sector 62?
