Embassy Verde: 300-acre township aur Cauvery water?
Came across this video about Embassy Verde in North Bangalore. Project kaafi bada lag raha hai, 300 acres ka township with 230 acres open space. They're even planning schools and an ISKCON temple inside. Video mein mention kiya ki BWSSB Cauvery connection bhi hai. That's a huge plus, right? Bangalore mein water security bahut important hai. What do you guys think about such massive townships, especially with the water aspect?

Has anyone actually visited the site? Sometimes the video looks great but ground reality is different. I'm nervous about booking something that's still so far from completion. What if the surrounding infrastructure doesn't develop as promised by 2031? It's a huge commitment.
Budget-wise, ₹63 L for a 1BHK or smaller unit in North Bangalore seems okay, but for a family home, the 1.4 Cr range is quite high for a first-time buyer like me. Current market conditions in Bengaluru are already making it tough to find affordable homes, and this project is targeting the premium segment. Plus, the location is quite far from the city center for daily commute.
Honestly, 300 acres with 230 acres open space sounds amazing. Itna greenery Bangalore mein milna mushkil hai ab. But I'm also skeptical about the Cauvery water claim. BWSSB connection for a project this massive? Are they sure it's not just a promise for a future phase or limited connection? We need to verify this properly, otherwise it's just marketing hype.
U9 and U8 are absolutely right. My friend who lives in a township near the airport has to pay extra for tanker water almost every month. Builders will say anything to sell. Cauvery water is a dream, but confirm it in the contract clearly.
Yeah, I've seen that too. Builder will say 'BWSSB approved' but not 'BWSSB connected'. There's a big difference. With 702 units, their water demand will be huge. Just imagine the maintenance charges for water if they have to rely on tankers all the time.
U7, you hit the nail on the head! Many projects in Akshayanagar and even near my place in Adigara Kallahalli promise Cauvery water, but then it turns out to be partial or for a few blocks only. Or they rely heavily on borewells. Water is a major concern, and I'd get it in writing from BWSSB directly.
U3, you're right about the delays. My friend booked in another Embassy project near Sarjapur, aur uska possession 2 saal late hua. Abhi tak interior ka kaam bhi pending hai. Always be careful with these long possession dates. RERA number PRM/KA/RERA/1250/303/PR/201125/008263 toh hai, par usse bhi kya hoga if builder is slow?
Kaafi log North Bangalore mein invest kar rahe hain. My cousin bought a plot in Aavalahalli last year, aur abhi prices double ho gaye hain. So location wise, Embassy Verde ka potential toh hai, especially with the airport expansion. But that 2031 possession date is a big red flag for me. First-time buyer ke liye itna wait karna mushkil hai.
Exactly, U4! RERA number is just a formality sometimes. I'm more worried about the actual quality and if they'll deliver on all the promises, like the schools and ISKCON temple. Bade plans toh sab dikhate hain.
Yaar, ye Embassy Verde ka video dekha. 300-acre township, 230 acres open space, aur bol rahe hain Cauvery water connection bhi hai. Bangalore mein paani ka issue kitna bada hai, toh ye toh bahut badi baat hai, right? But itna bada project, first-time buyer hoon, thoda nervous ho raha hoon. Kya lagta hai aap logon ko?
Haan U1, I totally agree. Water is key. But Embassy Group ka track record kaisa hai, especially with delivery timelines? Suna hai bade projects mein delays bahut hote hain. Possession date 2031-06-01 hai, kaafi lamba wait hai.
Bhai, Cauvery connection sunke toh mann khush ho gaya! Exactly, Bangalore mein water security is a huge concern. Par price range dekha kya? ₹63 L – ₹1.4 Cr. Budget mein aayega ya nahi, woh bhi tension hai. North Bangalore mein waise bhi prices badh rahe hain.
