The Bengaluru real estate market has been a roller coaster lately. Interest rates are up, and there's a lot of inventory in certain segments. For a first-time buyer, locking into a project with such a distant possession date feels risky. What if property values don't appreciate as expected in Devanahalli by 2031?
Has anyone actually visited the site for Phase 2? Is it just barren land right now or is construction really picking up? The video looks polished, but ground reality can be different.
Haan, I've heard the same. They're pushing Phase 2 quite a bit. But for a 2031 possession, early stages are expected. The key is to see if the pace of construction is steady. Often, initial work is fast, then it slows down.
My colleague visited last month. He said it's definitely under construction, not just a bare plot. But Phase 2 is still in very early stages compared to Phase 1. They're doing foundation work mostly. Don't expect to see much vertical progress yet.
Embassy Group is a big name, established since 1993. That gives me some confidence. Premium township sounds good for long-term value.
₹63 L to ₹1.4 Cr for a first-time buyer in Devanahalli seems a bit steep, even for Embassy. With a possession date of 2031, that's a lot of uncertainty. Are these prices justified for the location? What about the actual carpet area, does anyone know?
Just checked the RERA number: PRM/KA/RERA/1250/303/PR/201125/008263. It's legitimate. But yeah, the price range is broad. You need to get a clear quote for the exact unit size you're looking at. Don't just go by the 'starting from' price.
Carpet area details you'll find in the RERA document or the price sheet they've linked. But generally, builders quote super built-up area. For the price, check the per sqft rate. Devanahalli is still considered a growth corridor, so prices are speculative. Maybe look into areas like Akshayanagar for more immediate options?
Totally agree. 63 lakh is just the starting price, probably for a tiny unit. By the time 2031 comes, the total cost including interest will be much higher. Better to look at something closer to completion or in a more established area if budget is a concern.
Hey everyone, just saw this video for Embassy Verde Phase 2. The project looks good on paper, but Devanahalli is a bit far for me. Is the area really developing as fast as they claim? And 2031 possession date, that feels so far away. Any thoughts on Embassy Group's delivery track record, especially in new phases?
2031 is definitely a long wait for an ongoing project. It means almost 8 years from now. I'd be worried about inflation and how much more I'd end up paying in interest over such a long period. Plus, what if the market changes drastically? It's a huge commitment.
Devanahalli mein development toh chal raha hai bhai, but mostly commercial aur airport ke paas. Residential growth thoda slow hai as compared to say, Marathahalli or Whitefield. Embassy ka track record theek hai but sometimes delays ho jaate hain. Mera ek dost ka project in Aavalahalli got delayed by a year.
