My portfolio review is coming up soon and I'm eyeing Embassy Verde Phase 2 in Bangalore. Price range ₹63L–₹1.37 Cr seems decent, but what's the actual capital appreciation potential? I've seen some projects struggle post-handover. From your experience, kitna ROI expect kar sakte hain over 5 years? Also, resale market kitna liquid hai? Will there be enough buyers for an investor exit strategy? Builder ka delivery track record kaisa hai for this specific project? Not sure if it's a good long-term bet.

Mujhe toh location kaafi promising lag rahi hai, especially near Akshayanagar. Future expansion ke chances hain, connectivity bhi improve ho rahi hai. ₹63L for a 1BHK sounds okay for Bangalore now, considering the amenities they are promising.
Akshayanagar se kitni door hai ye project? And what about water issues in that specific micro-market?
Embassy ka track record, especially after Covid, thoda shaky hai for some projects. Mere friend ka project delay ho gaya tha by almost 2 years. ROI toh bhool jao for 5 years in such cases, especially with an under-construction project. I'd be very cautious.
But Embassy is a big name. Maybe Phase 2 will be different? Brand value bhi toh hoti hai. Sometimes big builders prioritize their flagship projects to maintain reputation.
Haan bhai, same experience. Builder ne date pe date di. Capital appreciation zero because of the delays. Builder reputation matters a lot.
