EMI vs rent in Noida, is buying worth it?

Fed up of renting, landlord raised rent *again*. Finally taking the plunge. But is it actually worth buying? Has anyone done the EMI vs rent math recently in Sector 48? What are your thoughts? I'm seeing some decent options from Miglani Supercity. Should I consider under-construction to save some money initially?
