Emperium Sector 70A: Pre-launch offers ka sach kya hai?

Visited an Emperium project in Sector 70A last weekend. They're pushing pre-launch offers, saying it's the best deal. But I'm not sure if early-bird pricing actually works out cheaper in the long run, ya phir it's just a marketing gimmick. Also, floor-rise premium aur PLC ka kya scene hai? Is it worth paying extra for a higher floor for a 3BHK for kids?

Bhai, Emperium ka naam sunke hi darr lagta hai. Sector 70A mein bahut builders ne promises kiye hain par delivery ka track record theek nahi. Yeh pre-launch offers toh bas hype create karne ke liye hote hain. RERA registration check kiya kya? Kya construction start bhi hua hai ya sirf papers pe hai?
