Been in this market for 10 years now, but buying for my own family feels totally different, yaar. I'm checking out Emperium Titan in Gurgaon. Builders ki construction quality par trust karna mushkil hai. After 1-2 saal, kya cracks ya seepage issues aate hain? Especially fittings ka kya haal hota hai? Real experiences batao please, off the record.

Has anyone here actually visited the Emperium Titan site or met the sales team? Did they give any specific details on the construction materials or brands they plan to use? Ya bas generic 'premium quality' bol ke taal diya?
Exactly U10, transparency is key. Meri ek galti thi jab maine pehli baar invest kiya tha. Builder ne bas 'best quality fittings' bola aur maine trust kar liya. Baad mein pata chala sab local brands the. Ab toh main builder se brands ki list aur specifications written mein leta hoon, aur
U9, maine visit kiya tha last month. They were very vague about material brands. Bas brochure mein high-level stuff likha tha. Gurgaon mein most builders yahi karte hain, final product delivery ke time pata chalta hai kya use kiya hai. For 2.5 Cr, I expect transparency.
Dekho, Emperium Titan ka 2031 possession date bhi ek red flag hai. Itna lambi date dete hain taaki funds accumulate kar saken, aur phir delays toh common hain. Aur sirf 74 units, itna small project hai toh builder ka focus kitna hoga ispe, ya bas ek side project hoga? Quality control ka issue ho sakta hai.
U7, kam units ka matlab ye bhi ho sakta hai ki builder ka focus spread ho. Ya phir funds ki kami ho toh project slow ho jata hai. Meri ek friend ne Airport Road side mein ek small project mein invest kiya tha, 3 saal delay ho gaya. Isliye 2031 ki date sunke toh darr lagta hai.
74 units ka kya matlab hai, bhai? Kam units better nahi hote for quality?
Sahi baat hai, U1, trust karna mushkil hai. Mera ek friend hai, usne 5 saal pehle Badshahpur mein ek project liya tha, naam nahi lunga but builder kaafi famous tha. Possession time par mila, but 2 saal mein hi bathroom ki tiling ukhadne lagi, aur kitchen sink ke paas seepage shuru ho gayi. Ab builder sunta hi nahi. Fittings toh third-class lagayi thi. Emperium Titan ka price point dekh ke lagta hai they should use premium stuff, but kaun guarantee dega?
Seepage issues ke baad builder ignore kare, this is my biggest fear! 2.5 Cr daalne ke baad yeh sab ho toh bahut bura lagega. Darr lagta hai yaar.
Oh no, that sounds horrible! Kya unhone kuch warranty di thi ya sab verbal tha? How do we even protect ourselves from such issues when buying from big names?
Yaar, exactly my thoughts! Main bhi Emperium Titan dekh raha hoon, but 2.5 Cr for an upcoming project with possession in 2031 feels like a massive leap of faith. It's almost 7 years away! Soch raha hoon tab tak kya kya change ho jayega, especially construction quality standards. Builders promises toh badi badi karte hain, but on ground reality kuch aur hoti hai.
