Empty nest, Delhi property legal worries

Dwarka keeps coming up every time I shortlist something. Kids have moved out, so my wife and I don't need such a big place anymore. We're selling our big house and want a compact 2BHK, something manageable with an elevator, good society, and close to a hospital. Honestly, everyone talks about RERA like it's some magic bullet, but nobody discusses how difficult it is to actually check a builder's past legal track record in Delhi. I'm looking at DPH Buildwell's Maitri Apartments, and their RERA registration looks fine on paper. But what about all the old cases before RERA? Okay, I'll say what no one says: RERA complaints seem effective only on paper for us small buyers. Builders just drag things out for years. My main concern is getting stuck with a developer known for delays or title issues. How do you *really* dig into that in Delhi beyond the RERA portal? Change my mind.
