Empty nest, new flat: Is Majestique Mrugavarsha III safe?

Majestique Mrugavarsha Phase III – kids have moved out, so we're looking at a smaller flat there. Security is my biggest worry. They promise CCTVs and visitor systems, but I've heard guards aren't vigilant. Is this true for Majestique too? We need a genuinely secure place for us. What's your experience with their security-systems in practice?
