Empty Nester Downsizing Dilemma: Noida Sector 117

Since the kids have moved out, I'm thinking of selling our big house and buying a smaller flat in Noida. Been looking at Sector 117 – seems peaceful. Need a good society with a lift, you know? Something manageable. I'm mostly looking at ready-to-move projects, maybe by Samridhi Group. Under-construction mein bahut darr lagta hai after hearing so many horror stories. Resale ka scene kaisa hai Noida mein? And is it better to buy now or wait for prices to come down thoda?
