GLS Avenue 81 Phase 2 Mohali. Brochure mein low-maintenance flat, hospital paas bola tha. Kids move out ho gaye, chota ghar chahiye. Ab sun rahi hu amenities bas naam ki hain aur builder ne possession bahut delay kiya hai. Kya yeh sirf paper pe accha hai ya actually rehne layak bhi hai? Is misleading information se pareshan hu.

Dekho, pure real estate market mein thodi uncertainty toh hai. But not all builders are bad. GLS Avenue 81 Phase 2 ka RERA number GGM/724/456/2023/68 toh hai, toh at least there's some legal recourse, however slow. What I would suggest is to visit the site, talk to existing buyers if possible, and check the actual progress with your own eyes. Don't just rely on brochures. And definitely, get
Yeh sab sunke toh darr lag raha hai. Hum bhi first-time buyer hain aur budget bohot tight hai. Mere ek colleague ne bhi ek builder se flat liya tha near Airport Road (Gurgaon side), usko bhi possession mein 3 saal extra lage. Builder ne bas bahane banaye. Abhi GLS Avenue 81 ka status ONGOING hai na? Toh abhi se itni complaints, aage kya hoga pata nahi. Hum toh soch rahe the ki chhota ghar mil jayega, par ab lagta hai rent pe hi rehna padega, at least for now.
Misleading information toh standard practice ho gayi hai. Low maintenance bolte hain, baad mein bills dekho toh hosh ud jaate hain. Aur price range ₹23 L – ₹26 L for a flat in Mohali, is it even worth it if amenities are bad and possession is delayed? What do you guys think?
Exactly! ₹23-26L mein 225 units, agar amenities bhi theek nahi hain, then it's a bad deal. You're paying premium for empty promises.
Jo aapne price range bataya, woh thoda high lag raha hai, especially considering the current market conditions in Gurugram, where even ready-to-move properties are struggling a bit. Mohali mein bhi same trend hai. Agar amenities ka issue hai, toh it's definitely not worth it. Better to look at other options with clear delivery dates.
Yaar, ye builders ki kahani hai. Brochure mein sab gold hota hai, reality mein... khair. GLS Avenue 81 Phase 2 ka naam pehle bhi suna hai delay ke liye. Mohali mein aur bhi options hain, especially agar budget tight hai, toh bohot research karni padti hai.
RERA number toh hai, but it's not a magic wand. Builder ko penalty lagegi, but buyer ko toh ghar nahi milta time pe. Mera cousin ka project Gurugram mein, Baliawas ke paas, RERA registered tha, fir bhi 2 saal late hua. Unki possession date 2027-10-01 hai, which is still far, but if they are already showing signs of delay, it's a huge red flag. First-time buyer ho toh bohot careful rehna padta hai, don't trust just the RERA number.
True, but I heard GLS Avenue 81 ka RERA number GGM/724/456/2023/68 hai. Does having a RERA number guarantee anything anymore? They still delay, right?
Sahi kaha, bhai. Mera friend bhi फस गया था एक builder ke chakkar mein. Same story, promises on paper, nothing on ground.
