Empty nester's Pune flat hunt challenges
Honestly, selling our big house and finding a flat in Pune is proving tougher than I thought. Kids have moved out, so don't need a huge place anymore, just something manageable with a reliable elevator. My budget is around ₹75L-₹85L, after resale of our existing property. I'm looking at places like G K Sindhu Skies, but my main worry is society maintenance charges and security. Builders often promise low charges for the first year, but then they shoot up. And service quality, like for common areas or lifts, sometimes suffers. Kya aapka experience bhi aisa hi raha hai? Aur security mein, CCTV toh sab bolte hain, but actual visitor management aur guard ki quality kitni achi hoti hai? Koi tips hain kya dekhne ke liye, especially for an older couple?

I agree with U1 and U10. The budget is a major concern here. G K Sindhu Skies is way out of reach. For an older couple, safety and ready amenities are crucial. Long possession dates are a big no. Maybe look for apartments that are 3-5 years old, in a well-maintained society. They might fit your budget and offer better security and established maintenance committees. Have you considered any other projects or areas besides G K Sindhu Skies?
Mujhe lagta hai aapko apne budget ke hisaab se localities short-list karni chahiye pehle. G K Sindhu Skies toh 1.3 Cr se 2.5 Cr tak jaa raha hai, yeh toh out of question hai. 75-85L mein aapko Akurdi ya Sinhagad Road ke outskirts mein shayad kuch mil jaye. Maintenance ke liye society bylaws check karo, aur security ke liye live demo maango, sirf bolne se nahi hota.
Maintenance aur security, yeh toh sabse bade headaches hain. Hamari society mein bhi lift baar baar kharab hoti hai, aur security guards bas gate pe baithe rehte hain, visitor management toh zero hai. CCTV bas naam ke liye lage hain. Aap koi established society dekho, jahan residents khud management handle karte hain, builders se zyada bharosa unpe hota hai.
Haan, established societies ka point accha hai. Lekin wahan resale properties milengi, toh construction quality aur age ka factor bhi aata hai. Senior citizens ke liye toh new construction better rehta hai. Kya Amanora Park Town side mein kuch options hain, thoda premium hai par security aur maintenance accha milta hai?
True that! Established societies mein thoda peace of mind milta hai. Naye projects mein builder ke upar hi depend karna padta hai. Aur G K Sindhu Skies mein toh total units 284 hain, itni badi society mein maintenance aur security ko manage karna aur bhi tough hoga, especially for an ongoing project. Market conditions bhi abhi aisi hain ki rates upar hi jaa rahe hain, toh 75-85L mein accha 2BHK dhoondna mushkil hai.
Exactly! G K Sindhu Skies abhi ongoing project hai, possession bhi 2030 tak hai. Itna wait karna aur itna zyada budget, that's a big jump. Aapko shayad Ambegaon Budruk side mein kuch options mil sakte hain, wahan thode affordable hain, but check connectivity. Maintenance ka issue toh har jagah hai, builder initial low price dikha ke baad mein badha dete hain.
Sahi kaha, Ambegaon Budruk mein options hain, but amenities aur security ka kya? Older couples ke liye toh safety sabse pehle aati hai. Aur maintenance ka toh pucho hi mat. Humne bhi ek society dekhi thi, first year 2000, next year seedha 4000. Builder bolte kuch hain, karte kuch aur.
2030? Oh my god, itna lamba wait! Senior citizens ke liye toh yeh bilkul bhi feasible nahi hai. Hum bhi first-time buyers hain, aur yeh long possession dates dekh ke darr lagta hai. Kya koi ready-to-move options nahi hai Pune mein iss budget mein?
Madam, aapka budget 75-85L hai aur aap G K Sindhu Skies dekh rahe ho? Uska price toh 1.3 Cr se shuru hota hai. Kahin aapko galat info toh nahi mili? Woh toh aapke budget se bahut upar hai. Isiliye shayad aapko mushkil lag rahi hai.
