Empty nester's Pune flat hunt worries
₹1.2 Cr for a 2BHK at G K Sindhu Skies, but I'm having second thoughts. Kids have moved out so we sold our big house, now looking for something manageable. Brochure mein toh sab dikhaya tha, swimming pool, gym, garden. But site visit pe itna chhota lag raha hai, lagta hai bas naam ke liye hai. Aur maintenance charges bhi bahut high bol rahe hain. Is it really worth it? Yaar, delivered amenities aur maintenance quality ka kya scene hai wahan? Grandkids ke liye play area bhi chahiye, but will it be safe?

Yaar, Pune mein market conditions are already a bit volatile right now. Property rates have gone up, but appreciation sometimes doesn't match the initial price. My advice would be to look at projects with closer possession dates, maybe even ready-to-move options if your budget allows. High maintenance charges for 'naam ke liye' amenities is a red flag. Don't fall for the glossy brochures.
The main concern for me is the long possession date of 2030. That's like 7 years away! So much can change in the real estate market by then. And if it's ongoing, does anyone know how much construction is actually completed? Sometimes they just start with one tower and then delay the rest for years. It's so scary for first-time buyers like us.
I've heard mixed reviews about G K builders in general. A relative of mine had a tough time with possession delays on their project near Akurdi a few years back. The amenities were also not up to the mark. For grandkids' safety, you really need a proper, well-maintained play area, not just a patch of grass. This is a huge investment, don't rush it.
Hello, I'm also looking at Sindhu Skies. The price quoted to me for a 2BHK was actually closer to ₹1.35 Cr, not ₹1.2 Cr. Is there some hidden charge or a specific type of unit for ₹1.2 Cr? I'm so confused, my budget is already stretched. The amenities did look a bit small, I agree.
U4, you're right! The official price range starts from ₹1.3 Cr as per their RERA filing data. Maybe the ₹1.2 Cr was an older quote or for a very specific, smaller unit type? Always double-check the carpet area versus super built-up area. Builders play a lot of games with pricing.

Upar se maintenance sunke toh dimaag kharab ho gaya. ₹1.2 Cr is a huge amount for a 2BHK, especially with that possession date. Kya karein samajh nahi aa raha.
Totally agree with both of you. My friend booked a flat in a different project near Sinhagad Road last year and faced similar issues. Amenities were promised, but delivery was sub-par. For Sindhu Skies, the RERA number PM1261012501488 is there, but a 2030 possession date feels so far away. It's a big risk, yaar.
Sahi keh rahe ho, U1. Mujhe bhi laga tha ₹1.2 Cr for a 2BHK is a bit steep, especially in that area. Maine toh suna hai ki builders brochure mein sab kuch best dikhate hain, but reality mein it's often different. What about the quality of construction, did anyone notice anything during the visit?
