Empty nester's rental income shock

Did a site visit to a few 2BHKs in Vaishali last weekend, thinking about buying a smaller place for rental income after kids moved out. Honestly, the rental yield here seems pathetic. Everyone glorifies property investment, but after factoring in maintenance, taxes, and low rents (like ₹12-15k for a decent 2BHK worth ₹60L), ROI is barely 2-3%. Matlab, bank FD is better. Change my mind.
