Empty nesters: smaller flat search is tricky
Honestly, selling our big house and finding a new flat is more complicated than I thought. Kids have moved out, so my wife and I don't need such a big place anymore. We're looking at a 2BHK or small 3BHK in Greater Noida, maybe around Noida Extension or near Pari Chowk. Something manageable, good society, definitely with an elevator and low maintenance. My budget is around ₹80L to ₹1.2Cr, hoping to use funds from our current property's resale. We've seen some properties, even from builders like Gaurs Group and ACE Group. I'm trying to figure out the *actual* all-in cost. Builders quote one price, but then there's stamp duty, registration, PLC, parking, and all these other charges. How much can you realistically negotiate on the base price in Greater Noida these days? Is it easier to get a better deal in the secondary market, say for a 3BHK in Delta or Omicron, compared to a brand new one? Trying to avoid nasty surprises later.
