Engineers Estate carpet area is a total rip-off
Is Engineers Estate ka carpet area reality mein itna kam hai? I'm currently in a 2BHK in Dwarka and eyeing a 3BHK here, but the units feel so cramped. Brochure mein toh sab bada lagta hai, but actual usable space after possession feels totally different. Builder ne super built-up area ko hi highlight kiya hai kya, aur loading itni zyada hai? Honestly, my existing home loan for a 2BHK feels more justified than upgrading to this. Log kaise manage karte hain with such small rooms? The layout efficiency seems terrible, not worth the premium price tag. Maintenance charges bhi suna hai bahut high hain. Did anyone else feel cheated on the actual space after moving in? Kya karein iska, return on investment toh dikh hi nahi raha.

I almost booked there two years ago. Luckily, a friend who's an architect warned me about the high loading. He calculated the effective carpet area based on the floor plans and it was shockingly low. Ended up buying in Anand Vihar instead, slightly older but much better space for the price. Engineers Estate ki build quality bhi average lagi thi.

Sahi kaha yaar, I went to see a 2BHK and it felt like a 1BHK. The kitchen was tiny, and the bedrooms barely fit a queen bed. Total scam!
