How realistic are the promised amenities at Engineers Estate? My kids have moved out, so we're eyeing a smaller flat. I'm worried about actual construction quality after a year or two – any seepage? Do clubhouses genuinely get used, or are they just for show? And what's the maintenance service like versus the charges? Any advice?

Delhi-NCR mein builders ka track record hamesha questionable raha hai. Especially after COVID, many projects faced issues. Engineers Estate complete ho gaya hai toh that's a plus, but quality check is a must. Current market mein prices bhi high hain, toh value for money dekhna padega.
I know someone who booked with this same builder for a project near Anand Vihar, and the handover was delayed by almost a year. Amenities toh theek theek bane the, but maintenance was a nightmare. Unhone pool ka annual contract cancel kar diya tha because of cost, aur clubhouse bhi rarely used hota tha. Engineers Estate ka record kaisa hai, any idea?
Maintenance ka toh har jagah issue hai. My parents live in Alaknanda, and their society's maintenance charges have gone up by 30% in the last two years without any significant improvement in services. Builders initially quote low, then society handover hote hi charges double. Engineers Estate mein bhi yehi hua hai. Be careful about what's included in the maintenance.
Delivery toh time pe thi, but maintenance association banne ke baad, charges badha diye. Quality issues the initially, but they fixed most of them before possession. Still, maintenance is a concern, just like you said about your Anand Vihar example.

See, most builders over-promise. Engineers Estate mein park area aur gym toh decent hai. Pool bhi hai, but winter mein use nahi hota. Clubhouse mein few activities hoti hain but not daily. It depends on what you expect. If you want a super active community hub, maybe not. But basic facilities are there. Seepage ka issue kuch blocks mein suna hai, but not widespread.
Quality ka haal average hai. Kuch logon ko seepage ki problem aayi hai bathrooms mein. Builder ne patch-up kiya, but long-term solution nahi tha. Amenities are okay, but not premium as promised.
